Developer Buys More Land For 1600 Apartments: ‘Alternative To Brickell’

The developer of an apartment complex called River Rapids has purchased additional land, with plans to build a total of around 1600 apartments, according to the SFBJ.

In a statement, founding partner Oscar Rodriguez of developer ROVR said that “our vision for this neighborhood that is evolving into a robust community that offers an excellent alternative for those priced out of Brickell.”

The newly acquired land is 6.2 acres, located at 1701 and 1851 Delaware Parkway.

The first phase of River Rapids is already in permitting at 2750 NW South River Drive, replacing a former trailer park.

The first property is proposed to be developed with:

  • 593 residential units
  • 862 parking spaces

Two buildings are planned. The first will rise 8 stories, and the second will rise 12 stories.

The project had a hearing before Miami’s Urban Development Review Board in June 2022.

Groundbreaking for the first two buildings is planned in the fourth quarter of 2023 and the second quarter of 2024.

ROVR is the developer. Anille Toledo Lopez is the architect.
